Surrounding Communities
Most local housing is located in the Killeen, Harker Heights and Copperas Cove areas. Commute time to Fort Cavazos is 10 to 15 minutes. Additional housing is available in Temple, Belton, Gatesville and Lampasas, which are about a 30-minute drive from Fort Cavazos.
Housing Services Office (HSO)
The housing services office provides assistance to service members, family members and Department of Defense civilians with information on housing options in the Killeen area. Incoming personnel with Family Members are authorized to live outside the barracks have two housing options upon arrival to Fort Cavazos.
The first option is in the local community; the second option is with military privatized housing. Per regulations, in-processing through the HSO is mandatory prior to renting, leasing or buying a home in the local area.
Rental Options
Rental options for homes and apartments can be found in the Killeen, Harker Heights, Copperas Cove Temple, Belton, Gatesville and the Lampasas areas. All the communities are within a 30-minute drive of Fort Cavazos.
The HSO will provide Service members with a list of registered rental agencies, with contact and website information, for viewing available rental in the area, and information regarding the communities in which the rentals are located. The HSO is the agency to contact for any housing-related issues such as discrimination complaints, tenant-landlord disputes, lease review or any questions or issues concerning on-post and off-post housing.
Rental agencies and property managers in the area require non-refundable administrative and rental/credit history fees. Also required is a non-refundable pet deposit. A security deposit equal to one month’s rent may be required to secure the rental unit. Once the lease is signed, the document becomes a legally binding obligation. HSO recommends that service members do not sign a lease until a review of the property is made to ensure the condition of the property is adequate, suitable and affordable.
Additionally, prior to signing the lease, please ensure the lease contains the Service members Civil Relief Act. The SCRA allows military members to terminate the lease if orders are received to leave the area for more than 90 days period. In addition, we recommend completing the move-in inspection checklist within the allotted time. Retain a copy of the signed document to mitigate costly penalty/repair fees when exiting the dwelling unit.
Purchase Options
Once the decision has been made to purchase a new home, consider the following factors: family size, affordability, location, amenities such as open space/yard, garage, distance from work and schools, etc. When selecting a real estate agent, make sure the agent and agency are licensed by the Texas Real Estate Commission. Also, make every attempt to solicit second and third opinions from other real estate resources, and ask questions of the real estate agent to ensure the best available purchasing options are selected.
A good guideline of how much you can afford to pay is to not exceed 29% of your household gross monthly income. Include monthly payments for insurance and taxes in your planning. Find out how much will be required for the down payment and closing costs.

Mobile Homes
There are mobile home parks that not only provide spaces, but also rent both furnished and unfurnished mobile homes. Contact the housing services office before beginning your off-post housing search. The housing office can provide guidance in selecting one that fits your needs and entering into rental contracts.
On Base/ Off Base Housing
Residing in on-post housing is voluntary, not mandatory, except for personnel assigned to key and essential positions, as designated by the installation commander. In-processing through the housing services office is mandatory.
The privatized family housing is managed by RCI Partners Lend-lease and Universal Services. The on-post housing inventory consists of 13 villages containing single-family housing and townhomes, with various housing sizes from two to five bedrooms. Universal Services has one village that consists of 300 two-bedroom homes.
All service members E1 and above with a family housing requirement may apply for on-post family housing. In addition, military retirees, single soldiers E6 and above, and all non-military who qualify, are able to apply for on-post housing via a background check.
Wait Times
Wait periods for leasing a home varies based on rank, bedroom requirements and the number of personnel on the wait lists. Wait time can range from two weeks to 12 months depending on the occupancy rate.
Application
Service members can apply for on-post housing within 30 days of their arrival to Fort Cavazos and will receive an eligibility date for the housing requirement. If an application is made after the initial 30 days, the eligibility date will be the date of the application. The service member can apply at the Cavalry Family Housing website and Liberty Village website. Applications are also accepted at the housing office, located at the Copeland Services Center, Building 18010, T.J. Mills Boulevard. Call 254-285-2313. Exceptional Family Member Housing
Service members who are enrolled in the Exceptional Family Member Program can request housing to support EFMP requirements. Service members must submit the EFMP Department Clinical Medical Services memo with the housing requirement form to the housing services office. The DCMS memo will be reviewed for evaluation and a recommendation provided to the Residential Communities Initiative partner for housing support. If the RCI partner, Cavalry Family Housing, cannot support the request, we will offer HSO assistance to the service member to find alternate housing options in the local community.
Single Service Member Housing
Fort Cavazos is committed to providing single soldiers with a clean, healthy and safe living. Barracks are managed by a garrison-unit partnership on Fort Cavazos under the Army Barracks Management Program, with the military units managing the day-to-day assignment and termination process within the barracks footprint and garrison oversite.
Soldiers E5 and below with joint custody, or court ordered to support family members (child support), may be authorized to reside off post (AR 420-1 Table 3-5 Priority III note 2). Please have a conversation with the unit leadership and the HSO for guidance and approval to live off-post. We recommend that soldiers E5 and below with joint custody, or court ordered to support family members, do not sign a lease prior to approval from finance, housing and an endorsement from the military commander.
