Government housing is owned and maintained by the Department of Defense and is typically on the installation. Eligibility and availability for this type of housing may vary by service member, family size and installation. Dix – McGuire
McGuire and Dix Family Housing has been privatized under a joint Army-Air Force privatization initiative and is now owned and operated by United Communities, LLC, (UC).
Lakehurst Family Housing has also been privatized and is owned and operated by Balfour Beatty Military Housing, LLC (BBCGRP).
Privatized family housing is available on McGuire, Dix and Lakehurst and military families from all branches have the option to reside in various housing areas. Referrals for on-base privatized family housing and assistance with off-base housing are provided by the Government Housing Office located at 3700-A Circle Drive, McGuire, 609-754-3662. The GHO serves members of all military service branches and can assist with most housing issues including locating housing, tenant/landlord disputes, discrimination complaints, etc.
United Communities continually made significant improvements to the family housing. UC should be contacted to determine the current family housing status, policies, and availability. Advanced Application and additional information is also available at the AF Housing website. As soon as you receive orders you are encouraged to fill out the “Advanced Application for Housing” and fax it to the UC Office at 609-723-4298.
UC owns and maintains the homes, roads, playgrounds, and other recreational facilities within the housing areas. UC redeveloped the housing areas with improved homes and recreational facilities.

Exceptional Family Member Housing
Please contact UC to determine the current status, policies, and availability of exceptional family member housing/facilities. The UC Leasing Office is located at 3700-A Circle Drive, McGuire, 609-723-4290 or AF Housing website.
Single Service Member Housing
Housing on the base for permanent party single service members is provided by the JB MDL Unaccompanied Personnel Housing office. All single AF members in the grades of E1-E4 (with less than 3 years of service) must reside in the dormitories. Eligible AF military personnel should contact the McGuire UPH office located at 2424 McGuire Blvd, 609-754-5498. All single Army members in the grades of E1-E5 must reside in the dormitories. Eligible Army military personnel should contact the Dix UPH located at 5513 Texas Avenue, 609-562-2247. Please call the McGuire or Dix UPH office to determine current housing status, policies, and availability prior to making any arrangements to live off-base.
A variety of Assistance with off-post housing is provided by the Government Housing Office located at 3700-A Circle Drive, McGuire, 609-754-3662 or DSN 312-650-3397. The GHO serves members of all military service branches and can assist with most housing issues including locating housing, tenant/landlord disputes, discrimination complaints, etc.
Rental/Purchase Option
The JB MDL area is a relatively high-cost housing area compared with the rest of the nation. Assistance with purchasing/rental off-post housing is provided by the Government Housing Office located at 3700-A Circle Drive, McGuire, 609-754-3662. If you plan to rent off base, be prepared to pay one and one half month's rent as a deposit, plus the first month's rent to lease an apartment. The availability of single family homes for rent is limited and difficult to find at reasonable rates. Apartments, town homes, and condominiums are easier to find at rent at rates within or close to the BAH.

Mobile Homes
Availability of mobile home sites near the installation is extremely limited. Except for short-term visits, generally less than two months, there are no facilities on Dix or McGuire for mobile homes. Lakehurst Housing Office should be contacted to inquire about current family housing status, policies, and availability regardless of branch of service. For incoming Navy personnel visit the Housing Early Application Tool or HEAT website. Navy Housing has developed HEAT to assist service members (SVMs) and their families in applying for housing Navywide. HEAT allows SVMs and their families to get the housing application process started at one or more Navy installations online before or after they receive their Permanent Change of Station (PCS) orders.
**Please note that HEAT does not place you on a wait list and cannot improve your position on a housing wait list. Wait list position is determined by regulations and a verification of your eligibility by Housing personnel. HEAT does allow you to make earlier contact and complete an advance or active application with the assistance of a Housing counselor. HEAT is available to any SVM going to a Navy managed installation.
