NAS Fallon has 219 family housing units, that accommodates approximately 53% of eligible families; 5% of housing will be available for special needs. All quarters are equipped with a range, refrigerator, dishwasher, washer/dryer hook-ups, central heating and air conditioning. Privatization
All of NASF housing is managed by Public Private Venture Liberty Military Housing. What this means is that the government side of housing accepts all applications, determines eligibility and provides referral service for Community and PPV housing. PPV then makes assignments and provides maintenance on housing. Members who reside in a PPV unit are required to sign a six-month lease and pay via allotment the equivalent of the members monthly Basic Allowance for Housing rate. Remember to consider rental insurance for when occupying government housing to cover your personal property.
Eligibility
All officers and enlisted personnel with accompanying dependents are eligible to apply for Military Family Housing. MFH is limited and must be applied for at the Navy Housing Office. Upon receipt of your application, a determination will be made for the size quarters for which you qualify. Applications may be made any time following receipt of permanent change of station orders, but placement on the waiting list (effective date of application) will be the member's detachment date from his previous duty station or date reporting. Local Service Members must apply for quarters within 30 days of checking in to NAS Fallon in order to qualify for local move funding.
Application
In order to apply, you are required to have the following: a complete application, copy of your orders showing detachment date as well as current Dependency Application (Page 2)/NAVPERS 1070 or Record of Emergency Data.
Availability
You are advised to contact the housing office regarding availability and accurate updated lists. Housing can be modified in order to accommodate a family member who is in need of handicap accessible housing.
Sponsor
If you are coming to Fallon with a family, it is highly recommended that you reach out to the Navy Housing office or use your sponsor's help to locate a place to live. If you do not have a sponsor, contact your command to have one assigned to you. Keep in mind that Nevada has long, cold winters and short, (usually) hot summers. Air-conditioning and swamp-coolers are common. Most homes have small rooms, so large pieces of furniture such as king-sized beds, big headboard units, and large living room sets may not fit well. Rentals, which allow pets, especially dogs, are limited. Please be mindful of breed restrictions that are applicable in PPV Housing and the local community.
The Navy Housing Office has a rapport with the local civilian housing market and encourages available rentals to be listed within the Homes.mil website. Prior planning and contact with the Navy housing office will help decrease frustration and long searches for housing. Apartment guides are limited for the NAS Fallon area and apartment locating websites provide limited information on the area. Suitable housing can be found, but it may take some extra time and planning. NAS Fallon has a community referral process for nongovernment/off-base housing and has no rental partnership program at this time.
NAS Fallon Housing Office is your contact for any issue resolution you may encounter such as discrimination complaints, tenant/landlord disputes or any other questions or problems about off-base housing. Staff can provide you a list of rentals and information regarding communities in which the rentals are located. All renters should carry renters insurance against fire, theft and other damages. The property owner's insurance will cover the property, but not the renter's personal property. Be sure to transfer coverage from your previous home after you arrive.
The housing service center can assist you in locating affordable housing in the local community, should you need it. Pet Deposits
Many NAS Fallon landlords prohibit pets. Others will allow them with an additional deposit or nonrefundable fee. The amount may vary according to the type, size and number of pets.
Reporting Requirements
You are required to check in with the NAS Fallon Navy Housing Office as soon as you arrive. This applies even if you do not plan to live in government housing. If possible, we strongly urge you to take advantage of delayed dependent travel until suitable housing has been arranged.
Naval Air Station Fallon offers barracks. There is an application that the service member must complete prior to room assignment. It is the responsibility of the sponsor and service member to check into the billeting office. Single E1 to E3 are a priority and single E4 with less than four years. This includes those stationed at NAS Fallon who are military-to-military, without dependents, and are not co-located. Contact the barracks manager at 775-426-3270 or duty phone at 775-848-6750. Your command sponsor is your link to specific needs.
