Naval Air Station Fallon (Privatized Housing)
Naval Air Station Fallon (NASF) has 219 family housing units. All homes are equipped with a range, refrigerator, dishwasher, central heating and air conditioning. Military housing is limited, we encourage you to check availability as early as possible. For more information, please contact the NASF Housing Office at 775-426-2809 / DSN 312-890-2809 or email fallon_housing@us.navy.mil.
Application
In order to apply, you are required to have the following: a complete family housing application, copy of your orders showing detachment date, as well as one of the following: current Dependency Application (Page 2); NAVPERS 1070 form; or Record of Emergency Data (RED).
Eligibility
All Officers and Enlisted personnel with accompanying dependents are eligible to apply for Military Family Housing (MFH) via the Navy Housing Office. Upon receipt of your application, a determination will be made for the size quarters for which you qualify. Applications may be submitted to the Navy Housing Office in advance. The detaching date listed on orders is used to establish a control date which will assign a waitlist position. This date is only used for those who submit applications within 30-days of reporting to NASF. If an application were to be submitted after 30-days, then the date the application was signed will then serve as the control date. Please note: Waitlist positions may change until application reach the top 10%.
Privatization
The Navy Housing Office accepts all applications, determines eligibility, manages the waitlist, and provides the referral for Community and Public Private Venture (PPV) housing. All of NASF family housing is managed by Liberty Military Housing (privatized partner). Upon receipt of the referral from the Navy Housing Office, the partner presents an offer of an available home, establishes a move in date, and provides maintenance for the homes. On October 30, 2023 the Universal Lease Agreement was implemented within privatized housing and contains Nevada rental statutes to better support Navy families. At time of move-in, proof of renters insurance, prorated rental amounts and pet fees (if applicable) are due in full. Service Members are advised to monitor pay to ensure housing allotment is deducting monthly rent installments and contact the privatized partner to address allotment questions.
Availability
You are advised to contact the housing office regarding availability and accurate updated waitlists. Housing can be modified in order to accommodate a family member who is in need of handicap accessible or EFMP housing.
Sponsor
If you are coming to Fallon with a family, it is highly recommended that you use your sponsor's help to locate a place to live, and to discuss the required overseas screening. If you do not have a sponsor, contact your command to have one assigned to you.
Tips
Northern Nevada has cold winters and short, (usually) hot summers. Air-conditioning and swamp-coolers are common. Most homes have small rooms, so large pieces of furniture such as king-sized beds, big headboard units, and large living room sets may not fit well. Pet friendly homes are limited and usually require a deposit.
NAS Fallon Housing Neighborhoods
The communities offer many advantages over civilian housing, designed to meet the unique and specific needs of families just like yours. Some key benefits to military housing include cost, rental arrangements and a sense of community. Offering straightforward rental agreements with average utility usage included and no credit checks or deposits, and a variety of community events and amenities including 24-hour maintenance, access to recreation facilities and more. You’re sure to find a home to suit your lifestyle at NAS Fallon. Take advantage of the convenient on-base location and close proximity to local schools and base facilities.
The Navy Housing Office has a rapport with the local civilian housing market and encourages available rentals to be listed within the Homes.mil website. Prior planning and contact with the Navy housing office will help decrease frustration and long searches for housing. Apartment guides are limited for the NAS Fallon area and apartment locating websites provide limited information on the area. Suitable housing can be found, but it may take some extra time and planning. NAS Fallon has a community referral process for nongovernment/off-base housing and has no rental partnership program at this time.
NAS Fallon Housing Office is your contact for any issue resolution you may encounter such as discrimination complaints, tenant/landlord disputes or any other questions or problems about off-base housing. Staff can provide you a list of rentals and information regarding communities in which the rentals are located. All renters should carry renters insurance against fire, theft and other damages. The property owner's insurance will cover the property, but not the renter's personal property. Be sure to transfer coverage from your previous home after you arrive.
The housing service center can assist you in locating affordable housing in the local community, should you need it. We offer help with renting/buying, local area statistics, property management, Nevada law, inspections, information on utilities and deposit waivers, and more. The contact number is 775-426-2809.
Pet Deposits
Many NAS Fallon landlords prohibit pets. Others will allow them with an additional deposit or nonrefundable fee. The amount may vary according to the type, size and number of pets.
Reporting Requirements
You are required to check in with the NAS Fallon Navy Housing Office as soon as you arrive. This applies even if you do not plan to live in government housing. If possible, we strongly urge you to take advantage of delayed dependent travel until suitable housing has been arranged.
Naval Air Station Fallon (Housing – Single Service Member Housing)
Naval Air Station Fallon offers Unaccompanied Housing (UH) to permanent party single Sailors E1-E3 and E4 with less than 4 years of service. There is an application process that may be completed in prior to arrival and is required for room assignment. It is the responsibility of the sponsor and service member to notify the UH office projected dates of arrival. Sailors that are married mil-to-mil, without dependents, E1-E3 and E4 less 4 years and not co-located are also houses within UH.
For Single Sailors that do not qualify to live in UH or privatized family housing, please contact the Navy Housing Service Center for list of community referrals. Additionally, those traveling with pets may be required to pay a pet deposit and/or and additional monthly pet fee. Qualifying rentals within the community allowing pets are limited (breed restrictions may apply).
