Housing

Hunter AAF Homes is the privatized, on-post, family housing, managed by Balfour Beatty Communities. On Hunter Army Airfield (HAAF), family housing is divided into five neighborhoods, ranging from 2-4 bedrooms and in single-family, duplex, townhome, and apartment styles. There are no mobile home parks on the installation.

The government does not have any leased housing in the community for soldiers to rent.

Eligibility

Most homes are strictly for active-duty Army families assigned to HAAF. The highest proportion of homes is for ranks E1-E6 with the lowest proportion allotted to officers. We also have rental homes available for military retirees, DoD civilian employees, and the public.

Application Procedures

• Applications are available online for digital submission.
• Complete and submit the application online or print the application from online and fax it to the office.
• When you get to Fort Stewart, you will need to bring into the housing office a military I.D. card, Leave and Earnings Statement (LES), Copy of orders, and Defense Enrollment Eligibility Reporting System (DEERS) form or birth certificate for all children living in quarters.
• Applications are available online and in hard-copy at the leasing office for in-person submission.
• Upon arriving at Fort Stewart bring the application (if you have it) to the housing office with the following items: military I.D., Leave and Earnings Statement (LES), copy of orders, and Defense Enrollment Eligibility Reporting System (DEERS) form or birth certificate for all children living in quarters.
• The rent allotment will equal the soldier’s basic allowance for housing (BAH)entitlement for their rank.

Eligibility and Wait-listing (Active-duty soldiers)

• If Fort Stewart is your first duty station, then your date of eligibility for housing begins when you sign into the Military.
• If you are on Permanent Change of Station (PCS) orders, your date of eligibility is the day you clear your old duty station, if you apply for housing within 30 days of arrival.
• Housing assignments will be determined by the number of dependents and rank of service member.
• Priority is not given for families with exceptional family members due to availability in the local community.
• If housing is not available, an active waiting list by grade and number of bedrooms will be established and updated weekly.
• Married soldiers, regardless of grade, accompanied or not, are required to live off post unless or until on-post family housing is available.
• Waitlist size and times depend on date of eligibility, number of rooms needed, season, and number of incoming and outgoing soldiers.

Exceptional Family Member Housing

• An allotted number of adaptable and wheelchair-accessible homes available.
• Floor plans of wheelchair-accessible housing are available on the Fort Stewart Family Homes website.
• Generators are not provided for families with significant medical needs that require power for medical equipment.

Pets

• Two pets are authorized in family housing at no additional charge.
• Restricted breeds: Akitas, boxers, chows, Dobermans, pit bulls, Rottweilers, American Staffordshire terriers, English Staffordshire bull terriers, wolf hybrids or any other breed with dominant traits geared toward aggression.
• Exotic pets are not permitted in family housing, which includes, but is not limited to, snakes, rodents, and reptiles.

All Soldiers reporting to Hunter Army Airfield are required to process through the Housing Service Office (HSO) before renting or buying a home off-post. HSO helps and guides military personnel and DOD civilians in finding suitable, affordable off post housing.

HSO Services Provided

• List of rentals, maintain a display of area maps, rental/sales booklets, and brochures
• Community information for rental locations and local area briefs
• Assistance with housing problems, mediate tenant/landlord disputes, discrimination complaints, etc.
• Review/clarify or explain lease contracts and inspect off-post rental housing for suitability
• Obtain assurance of non-discriminatory rental practices
• Provide information on the deposit waiver program

Additional Housing Information

• Rental options include single family homes, condos, townhouses, duplexes, mobile homes, and rooms for rent
• All renters should carry renters’ insurance against fire, theft, and other damages. The property owner's insurance will not cover the renter's personal property.
