The Military Housing Office (MHO) is here to assist you, and your family find the right home for your needs. On-base housing at MCAS Beaufort is privatized, known as PPV (Public Private Venture). Our partnership with HUNT Military Communities at Tri-Command provides housing for active-duty service members and their families, active-duty bachelors (roommates and geographic bachelors), DoD civilians and military retirees assigned to Marine Corps Air Station Beaufort, Marine Corps Recruit Depot Parris Island and Beaufort Naval Hospital. HUNT Military Communities at Tri-Command is creating neighborhoods that strengthen the quality of life for military families stationed at MCAS Beaufort.

You can apply for housing in person at Building 1140, Beaufort, SC (located in the same parking lot as the Mess Hall). Advance application can be faxed or emailed. Please ensure a good phone number and email address is included where the MHO can contact you to discuss your application.

Pets - Marine Corps Order P11000.22 Ch 6 pertains to pets and should be reviewed by everyone wanting to live in on-base housing. All residents who live or plan to live in on-base housing must abide by the order. The order identifies restricted breed pets and the criteria all pets must meet prior to being authorized to move into on-base housing. Utilities – In 1998, the Office of the Secretary of Defense (OSD) set forth the policy for the payment of utilities in Public Private Venture (PPV) housing to encourage energy efficiency in privatized housing units. The Resident Energy Conservation Program (RECP) represents the Navy’s next step in establishing an energy conservation program in PPV housing consistent with OSD policy. The RECP is designed to set a reasonable range for normal electricity consumption in PPV housing units for the style home they are living. Residents whose electricity consumption falls within the 10% above and 10% below the normal electricity usage will not pay any out-of-pocket expense. The program requires residents to pay the difference for electrical consumption that is more than 10 percent above the average usage. Residents whose electrical consumption falls below the 10% normal electricity range will receive a rebate of the difference. Waiting Lists – At present most categories are available for immediate occupancy. When the need for a waitlist is determined, the wait list will be posted within the Military Housing Office along with wait times.
Exceptional Family Member Program (EFMP) – Enrollment in the EFMP is mandatory (MCO P1754A). The program is designed to provide assistance to service personnel with a family member who has special needs before, during and after relocation due to Permanent Change of Station (PCS) orders. Disabilities may range from mild to severe. Family support group and newsletter offered. It is encouraged for you to contact the EFMP coordinator as early as possible to ensure your needs are identified and considered prior to arrival. Off-base housing is available for just about any style or taste you may have. The area is full of local charm, historical sites and various festivals and events the whole family can enjoy. Off-base housing units consist of duplexes, apartment complexes, single family homes and townhomes. Price and amenities vary by location. If you are interested in off-base housing, you can utilize Homes.mil at www.homes.mil. You will need to register in order to view listings. The Military Housing Office is available to assist you with registration and teach you how to navigate the site. You will find a variety of housing options which includes amenities, property descriptions pictures of the home, maps, links to schools and contact information. Most landlords require a 1-year lease and will not allow you to break a lease to accept privatized housing. Make sure the lease does have a Military Clause which will allow you to break a lease for PCS Orders out of the area. You should speak with a MHO Referral Specialist prior to signing a lease. Their expertise may be beneficial to you when seeking off base housing.
Renters Insurance
Renter’s insurance is advised for all personnel regardless if you rent in the local community or if you are a Resident with AMCC at Tri-Command Communities. Most landlords and property owners cover only structural damages and not personal belongings owned by the tenant. AMCC at Tri-Command has a limited renter’s insurance policy for all on-base residents. You will need to read the policy to see what is covered.

Rental Options
When seeking to rent in the local community, contact the installation Military Housing Office for an estimate of average rent for off base housing. Renting off base often requires a security deposit. The Military Housing Office can be contacted at 843-228-6000.
Housing Referral Office (HRO)
Your contact for any problems you may encounter (discrimination complaints, tenant/landlord disputes, or any questions/problems about off base housing) is the HRO. Staff are available to assist you in a person to person basis to make your move to this installation an easy and pleasant one. They can provide a list of rentals with corresponding locator maps and give you information regarding the area in which rentals are located, 843-228-6000.
