Seasonal factors greatly affect demand in the local housing market because of the area’s tourist population. The area’s metro population is more than 170,000, but almost 17 million people visit our beaches each year.
In addition, there is typically an influx of Canadian visitors who escape the harsh winters up north for the milder climate in Florida.
Due to a critical housing shortage in the civilian community, it is recommended that you contact the Naval Support Activity Panama City Housing Office at 850-234-4248 for information on current rental rates and availability.
Geographical bachelor housing
Depending on permission given by the service member’s command and space available at Navy Gateway Inns and Suites (barracks), geographical bachelor housing may or may not be available. A geographical bachelor must complete the required documentation, which will then be submitted to a board. Rooms will be granted if there is availability or the applicant may be placed on a waiting list. Geographical bachelor housing is eligible only for those on permanent change of station orders; students and temporary duty assignment service members are not eligible for geographical bachelor housing. Contact the Unaccompanied Housing department at 850-230-7299 Monday-Friday, 8 a.m.-4 p.m.
Exceptional Family Member Program housing
If you have an Exceptional Family Member Program family member, notifying the Family Housing Office in advance is encouraged. Prior to notifying the FHO, you will need to know the category and classification that family member has been placed in by medical personnel.
Typically, it is difficult to find vacancies for individuals who own pets. Unfortunately, many previous pet owners have allowed their pets to become nuisances and property management personnel are reluctant to rent to individuals or families with pets. All personnel should be prepared to pay a nonrefundable pet fee ranging from $150-$300 per pet in addition to a security deposit.

Since you are living on the Gulf Coast, it is not advisable to live in a mobile home. Hurricanes heavily damage or destroy mobile homes during a Category 1 hurricane; therefore, you will have to evacuate during such an event. However, there are a number of mobile home parks in the area. There is no mobile home park on the installation. Incoming personnel who want information on mobile home parks in the area can contact the HO at 850-234-4248 for more information. Single service members should contact the Navy Gateway Inns & Suites for lodging accommodations at 850-588-0753 or DSN 312-436-4217, or check online.

The Naval Support Activity Panama City Housing Welcome Center provides important housing information on rentals and sales of facilities within a one-hour commute of the installation. These facilities include houses, apartments, condominiums and roommate units. Listings of rentals are available to all active-duty personnel, retirees, Department of Defense civilians and their family members. In addition, NSA Panama City’s on-base housing is available and discussed in detail below. On-base housing is now 100% privatized through Balfour Beatty Communities.
Your orders direct you to check in with the NSA Panama City Housing Referral Office before signing a housing or apartment lease. Upon your arrival, the Housing Welcome Center will provide information concerning motels and hotels that offer special rates to military and DOD personnel.
