The Villages of Benning
The Villages of Benning are proud to be part of a new era in military family housing! New approaches to property management are focused directly on the customer, beginning with dedicated, experienced personnel and best operating practices, derived from private-sector residential developments, to provide timely and effective service.
The Villages are comprised of six community management offices, located within the housing areas, to directly assist residents. Four of the six management offices also include neighborhood village centers which are equipped with game rooms, fitness centers, business centers, event centers, resort style pools, splash pads, tot lots and playgrounds, basketball courts and more. Village centers are readily available for use and are open to all Villages of Benning residents!
Services available to Village residents include 24-hour emergency maintenance, mowing services, curbside trash pickup and professional on-site property management teams. The Villages of Benning offers no credit check, background check, application fees or security deposit for active-duty military. The Villages are also very pet-friendly and do not require a pet deposit for the first two approved pets.
The Welcome Center/Leasing Office is located at 601 Lumpkin Street and is open Monday through Friday from 8 a.m.-5 p.m. The Villages of Benning may also be reached by phone at 706-685-3939. Additional information can be found on the Villages of Benning community website.
All eligible permanent change of station personnel who have one or more family members living with them are eligible to apply for family housing. The date you sign out of your last PCS station will be your eligibility date and will determine your position on the waiting list but not your waiting time for quarters. Soldiers are placed on the waiting list for on-post housing in accordance with the soldier's eligibility date. This date will be established in the Housing Office. School letters are provided during housing appointments; however, slips can only be given if the wait for quarters is less than 90 days.

Please note: applicants will be placed on waitlists based upon rank and the number of family members. If all documentation is not provided, applicants will be placed on the wait list in an administrative hold position with a completed rental application and will not be offered a home until all documentation is received.
Waitlist position is based upon the date the service member departed the last duty station, as verified by clear date or other equivalent services. Applicants who apply after 30 days of arrival will be placed on the waitlist with an effective date equivalent to the date of the application.
All availability dates are tentative, based on move out of tenant, inspections and vendor completion. No date listed as available or rent ready is guaranteed.

Hours of Operation: Monday - Wednesday and Friday 8:00 a.m. - 4:30 p.m., Thursday, 8:00 a.m. - 4:00 p.m.
The HSO provides updated information on available off-post housing. The HSO staff is available to assist Service Members (SM) on a person-to-person basis to make your move to this installation an easy pleasant one. The HSO can also provide information in reference to available temporary lodging while awaiting on post housing with the Village of Benning. The HSO is your POC for any problems you may encounter (discrimination complaints, tenant/landlord disputes, or any questions/problems about off-post housing).

All soldiers with approved PTDY for house hunting will report to their gaining unit at end of PTDY. Fort Moore Permanent Party Soldiers will report to the Installation Replacement Operations Center (IROC) in Bldg. 35 Rom 239. Please contact 706-545-4577/3608 for additional information.
All Single Soldiers will contact the Unaccompanied Housing Office at 706-545-8324/706-545-3431 or their prospective units for barracks accommodation.
