All military personnel reporting for duty to Kingsville are required to check in at the Housing Service Center, located on the first floor of Unaccompanied Housing on base, to determine housing needs. The Housing Referral Office will assist you in locating suitable, affordable temporary housing in the community, or, possibly, permanent housing for your full tour at Kingsville.

The Housing Service Center (HSC) is your contact for any problems you may encounter such as discrimination complaints, tenant/landlord disputes, or any questions or problems about off-base. The HSC will provide you a list of rentals with corresponding locator maps and give you information regarding the communities in which the rentals are located. All renters should carry renters insurance against fire, theft and other damages. The property owner's insurance will cover the property but not the renter's personal property. Transfer coverage after you arrive.

Families considering living in Corpus Christi should know that the commute to Kingsville is 45 minutes to 1 hour depending on the area of Corpus Christi you live in. Although the roads between Kingsville and Corpus Christi are excellent highways or Texas State Roads, they can be hazardous during heavy rain, heavy fog or farming season due to slow-moving equipment. Please call the Relocation Manager at the Fleet and Family Support Center at 361-516-6333 to discuss the challenges of commuting from Kingsville and Corpus Christi.  At the present time, all aviator students are required to reside within 10 minutes (Kingsville area) of the base unless written approval is granted from the Training Wing.

Family Housing

Privatization -- NAS Kingsville does not have government family housing available. However, we do have one Public-Private Venture
(PPV), "Hunter's Cove". Both military and civilians share these living quarters. Hunter's Cove offers 3 and 4 bedroom units. Hunters come is located about 5-10 minutes from the base and is located close to shopping and schools. Pets are allowed in the PPV Housing unit. The Kingsville Police Department has jurisdiction over the private-public venture.

Eligibility -- All enlisted and officer personnel with accompanying family members are eligible for housing. Assignment to a housing unit is based on family size and availability of housing units.

Availability -- Because of the demand for quarters, generally personnel must be placed on a waiting list for a varying amount of time. It is the policy of the Station to fully utilize the PPV located in Kingsville. While you are awaiting assignment to PPV housing, our Housing Service Center will assist you in locating suitable, affordable, temporary housing in the community, or, possibly, locating housing for your full tour at Kingsville. Your orders will instruct you to come by and check in at the Housing Service Center, located on base at Unaccompanied Housing. There are times when immediate assignment into housing is possible, so be sure to check through the office before you make any arrangements for off-base housing.  The wait times vary depending on your requirements.  It could be as little as a few days up to more than 1-2 months.

Application -- To be placed on the waiting list prior to your arrival at NAS Kingsville, you must fill out a DD Form 1746, Application for Assignment to Housing. Forward this form to the Kingsville housing office along with a copy of your official, signed orders (with detachment endorsement), and 1 copy of your page 2 ( with a "verified by" signature) or RED Page, Record of Emergency Data (Marines/Army). The PPV housing development, Hunters Cove, allows two pets (any size - no exotic - no vicious breeds). The pet deposit is $150 but please confirm.

Exceptional Family Member housing (EFM)

Very few single family homes are readily handicapped accessible. Working with the owners/landlords on specific requirements is often best handled in person.

Single Service Member Housing

UH houses 54 Service Members in one building:  building 3755 provides permanent party billeting for eligible unaccompanied personnel.  Accommodations are one or two people to a room based on pay grade and square footage.  Building 3755 serves as the check-in point for building 3755 which is manned from 7 a.m. to 3 p.m. Monday through Friday.  Reservations for on-base quarters can be made through Unaccompanied Housing UH at 361-516-6638 or 361-438-6994 after hours.

Rental Options

The Housing Service Center also obtains rental listings when available from community realtors.  Deposits for some apartments are not required for military. A majority of the apartments are offering six (6) month leases. One year leases are available upon request.

Apartment Rental Averages:

• 2 to 3 Bedroom - $600-$800 with bills paid

House Rental Averages:

• 3 Bedroom - $850-$1000 with about $250 utilities
• 4 Bedroom - $1100-$1400 with about $320 utilities
• 5 Bedroom - $1500+ with about $350 utilities

Apartment personal property insurance varies between $143.00 per year to $284.00 per year, depending on what is insured.

Standard residential leases in Texas are typically one year in length, while apartment leases are generally for six months. Make sure you inquire about a military clause in your lease before signing. The military clause, based on the U.S. Service Members Civil Relief Act, allows an active-duty service member to terminate their lease under certain situations - receipt of permanent change of station (PCS) orders to depart the area where the rental premises are located or receipt of military orders for a deployment in excess of 90 days.

A common misconception about the military clause is that military personnel can "break" their lease if offered on-base housing - but this is not entirely accurate. A landlord might agree to early termination if the military resident requests it, but is not required by law to do so. And even if early termination of the lease is approved by the landlord, the resident is still required to provide a written notice of intent to vacate notice - and could still be held responsible for early termination fees.

The Texas Apartment Association lease commonly used in multi-family (apartment) housing allows the active-duty resident to terminate their lease if the service member is released or relieved from active duty (i.e., retirement, medical separation, etc.). Neither the SCRA nor Texas law contains such a provision, which was incorporated by TAA into their lease many years ago because of their desire to help military personnel and their families. Military personnel signing a standard Real Estate lease (non-TAA) should review the wording related to release of resident very carefully, and ask that wording be included if they anticipate a possible separation from the military during their lease term. The Housing Service Center can review your lease with you if you have questions or are unclear about your rights and responsibilities.

Military personnel are strongly advised not to rent any property sight-unseen, or to pay an advance or hold deposit until they have a chance to inspect the unit. Hold deposits may be non-refundable in some cases if the service member changes his mind about renting the unit.

Homeowners insurance varies between $866.00 per year to $1,300.00 per year, depending on the size of the home and what is insured.

While winters are usually mild, air-conditioning is a necessity and several weeks of 95+ temperatures will affect your bill.

There are very few mobile home rental/sales and are not always in the Kingsville city limits.
