NS Mayport Homes is a residential community offering a variety of rental home styles to active duty Navy families assigned to Naval Station Mayport. There are also Select homes available to rent to qualified military retiree, DOD civilian employee and general public applicants. NS Mayport homes has partnership with the Navy to bring residents the very best in customer service and housing choices.
Rental homes at NS Mayport are available in two, three, four and five-bedroom floor plans with central air, fully equipped kitchens and outdoor entertaining space.
The on-base housing, Bennett Shores West: (Eligibility: All ranks; military retirees; DOD employees; general public) Conveniently located near the main gate, Joseph Finegan Elementary School and multiple playgrounds and the dog park, the Bennett Shores West neighborhood offers two, three and four-bedroom floor plans featuring exterior storage, an open floor plan, screened-in porch and fully-equipped kitchen.
Bennett Shores East: (Eligibility: E-7 -E-9; O-1 - O-9) The Bennett Shores East neighborhood offers three and four-bedroom homes featuring a laundry room, open floor plan, master suite, screened-in porch and garage. Residents in Bennett Shores East enjoy the neighborhood’s close proximity to the main gate and easy access to the beach as well as multiple playgrounds.
Homes are at Ribault Bay Village and Marsh Cove and are approximately 1.5 miles south of the main gate.
Ribault Bay Village (RBV) (Eligibility: All ranks; military retirees; DOD employees; general public) The Ribault Bay neighborhood offers a variety of two, three, four and five-bedroom homes featuring a fully-equipped kitchen, central air, ample closets and storage space, and patio. Residents in Ribault Bay enjoy close proximity to our Community Center and the Child Development Center, as well as multiple playgrounds.
Marsh Cove: (Eligibility: All ranks, military retirees; DOD employees; general public) The Marsh Cove neighborhood offers two-bedroom townhomes that include a fully-equipped kitchen, garage, laundry room and screened-in porch. This neighborhood offers two playgrounds and is located near the Child Development Center and our Community Center, which includes a fitness center and children’s play room.
Waiting lists vary in length for all homes.

Pet Policy
NS Mayport Homes is a pet-friendly community. A maximum of two pets are allowed per home and policies include certain breed restrictions. Contact a leasing specialist to learn more.
NS Mayport has seven Buildings with 1524 beds that are available for E-4 and below who are not receiving Basic Housing Allowance (BHA). All our barracks are set up to berth single sailors. Rooms are not available for GEO Bachelors, but we do house Resident Advisors E-5/E-9 with a limited amount of spaces reserved for them.
Single sailors are encouraged to contact their command for billeting prior to arriving at Naval Station Mayport.

SINGLE SERVICE MEMBER HOUSING
Navy Housing is dedicated to providing suitable, affordable and safe living quarters for single Sailors who live in Unaccompanied Housing (UH). The Navy Housing authority is responsible for barracks and dormitory housing operations and the facilities/public works organization are responsible for the physical construction and renovation of these buildings. Navy Housing and Public Works closely work together to assure newly-constructed buildings and renovations meet Navy requirements, and are outfitted with furnishings, fixtures and equipment to meet Sailors’ needs.
Our Navy HSCs offer services to support single Service members that are eligible to draw basic allowance for housing (BAH) (see the unaccompanied housing page for details). This includes help finding rooms for rent, roommate finder assistance for finding group homes, and counseling to first-time renters.
Community Housing
Community housing is the primary source of housing for single E5 personnel and above, and other single personnel eligible to receive Basic Allowance for Housing (BAH). Those under E5 must obtain approval by the Installation Commanding Officer to live in the community.
Navy Housing Service Centers (HSCs) offer enhanced counseling services tailored to meet the needs of unaccompanied service members, geographic bachelors and those new to renting. Our enhanced counseling focuses on helping you understand:
Government Housing
The majority of permanent party barracks are government owned/controlled and located on-base. The Navy Unaccompanied Housing (UH) office and/or Housing Service Center (HSC) is responsible for determining eligibility, processing applications and making assignments. This office also manages Housing operations, including resident relations, and maintenance and repair coordination.
Unaccompanied Housing Assignment Permanent Party
Navy barracks are programmed to house all single, permanent party Sailors in pay grades E1–E3 and E4 with less than four years of service. Navy Housing houses as many E4s with more than four years’ service as possible. Permanent party E1–E3s are normally assigned to shared sleeping rooms with no more than two Sailors sharing a bath. E4s are normally assigned to private sleeping rooms with no more than two sharing a bath.
Students
Students are housed in dormitories and are typically in shared sleeping rooms. Dormitories vary depending on the type of training and can vary from open bay rooms for basic training to private rooms with amenities such as bathrooms and kitchens.
Privatized Housing
Privatized unaccompanied housing is owned by a private entity and governed by a business agreement in which the Navy has limited rights and responsibilities. The privatized housing management company is entirely responsible for the construction, renovation, maintenance and day-to-day management of the housing.
To apply for privatized unaccompanied housing, the Navy UH office or HSC will process your application and refer you to the privatized housing management company that handles all resident matters, including leasing and maintenance.
