Unaccompanied Housing
Government owned UH is the home for the Army’s unaccompanied Soldiers; quality facilities and services are essential elements to single and unaccompanied Soldiers. The Army Barracks Management Program standardizes UH management Army-wide, optimizes available resources, continues the targeted investments of the barracks modernization program, and ensures the Army maintains its commitment to unaccompanied Soldiers.
Family Housing
Family Housing is spread across a number the Kasernes that make up USAG Ansbach. To prepare for an overseas move Family Housing Floor Plans are available to view prior to moving.
Important Information
It can never hurt to provide an advance application, but this will not affect the eligibility date for housing. You must first process in through the community and housing. However, if you are transferring from another duty station within USAREUR you may apply for housing 60 days in advance. If a waiting list exists you will be offered a dwelling unit in accordance with your waiting list position, regardless of style or location. If no waiting list exists and more than 1 dwelling unit is available, you may be provided a choice of available quarters. A first-in, first-out system is utilized.
No more than two dogs or cats, or a combination thereof, are authorized per Army Family Housing (AFH) dwelling unit. Other domestic pets (including birds, goldfish, and hamsters) may be kept in AFH. Exotic pets (for example, snakes) are prohibited. Pet owners will comply with local laws regarding "fighting dogs." These animals are prohibited and are not authorized in Government-controlled housing. Pets are not allowed in UPH.
Loaner furniture is provided for the time until Household Goods arrive (up to 90 days for inbound personnel), and when Household Goods get picked up during PCS departure (up to 60 days for outbound personnel). Eligible are military and DA civilians. The following furniture may be issued for the duration of the entire tour, if they are not available in your private rental quarters: Wardrobes, kitchen cabinets, range, refrigerator, dishwasher, washer and dryer. Single Soldiers (Unaccompanied Personnel Housing-UPH) may keep their authorized Government furniture for their entire tour.
Exceptional Family Member Program (EFMP) does not always equate to "priority housing." Sponsors with exceptional Family members may forward a request for special housing consideration in writing to the Housing Office. The Housing Manager, in conjunction with the medical department and the Exceptional Family Member Program (EFMP) Coordinator, will make a recommendation to the Garrison Commander.
If you decline adequate Government-controlled quarters, your name will be removed from the waiting list. You may reapply for quarters; your eligibility date will be the date of reapplication. If you decline adequate private rental housing, you may keep viewing other available units you are eligible for. Please note, if you are receiving temporary lodging allowance, this allowance will be terminated as a result of your declination. Please speak with your Housing Assistant prior to declining adequate housing.
Waiting List Information
Sponsors will not be placed on a waiting list at USAG Ansbach prior to the Soldier signing out at the losing installation. Soldiers must sign-in at the new duty station before assignment is made. A Leave Form and Installation Clearance Record will indicate date departed last permanent duty station. Off-Post Housing
USAREUR has a mandatory housing policy in place, regardless of rank. Key and Essential Service Members must reside on post. Also, E-6 personnel and below must reside in Government housing if available. Currently only single E7s and above may elect to reside on the economy. This means, that if Government-controlled housing is available or projected to be available within 30 days after application, these quarters must be utilized. A certificate of non-availability to obtain private rental housing will not be granted in this case.
Germany has more apartments than houses on the rental market. Apartments don’t have built-in closets, and there are still some that don’t have lighting. Most room sizes in Germany are smaller than in the US. Some larger pieces of furniture, including king-sized beds, may be a problem in both Government quarters and private rental housing. Narrow stairwells in economy housing can also prevent furniture that would otherwise fit, from being suitable. The average size of a duplex or townhouse is approximately 1300 – 1800 sq ft. If you reside in Government quarters, storage space is in the basement and limited. Excess household goods is not a valid exception to policy to live on the economy for military members, so arrange your non-temporary storage plans accordingly.
Overseas Housing Allowance (OHA) is paid to service members living in private housing at overseas duty stations. OHA helps offset housing costs, consisting of: rent, utility and recurring maintenance expenses, and move-in housing allowance (MIHA). In most cases your OHA will cover almost all of your rent and utility costs. However, if you rent a dwelling unit with higher costs than the OHA ceiling for your rank, you will have out of pocket expenses. You will be required to sign a statement that you understand you may have out of pocket expenses, and in some cases, depending on rank, your chain of command may be asked to concur/non-concur with your decision.
USAG Ansbach does not provide a list of available homes. Counselors will be able to show you portfolios of homes within your housing allowance. For Private Rental Housing also check the HOMES.MIL website. There are many Immobiliens (real estate salespersons) available on the economy, and the charge 1-3 months rent. DO NOT enter into an agreement with an Immobilien without prior approval from the Housing Office if you are seeking to be reimbursed. If sufficient rentals are available through the Housing Office, reimbursement may not be approved.
Rental costs vary significantly based on the city/town within Bavaria (i.e. Munich will be far more expensive than a rural area), the exact location within a city (central vs. outskirts), the condition of the property, and current market demand. Important Notes about deposits (Kaution); By law, a landlord can only ask for a maximum of three months' cold rent (Kaltmiete rent excluding utilities) as a deposit. You get the deposit back after you move out, assuming there's no damage beyond normal wear and tear. Utilities can vary a lot depending on consumption and whether they are included in a flat rate or metered.
